MANUAL DATA ENTRY / OVERRIDEUSE IF A LIVE PULL FAILS OR YOU HAVE BETTER DATA
Census, NREL, and OpenStreetMap are free public services — they occasionally rate-limit or time out, especially Overpass (the OSM query engine behind Road/POI/Multifamily). Every field below overrides its matching module the moment you click Apply, and it also updates the figures pulled into the Pro Forma report's cover page. If you've already researched a number by asking Claude directly in chat, or pulled it from a source you trust more, put it here — it becomes the number of record for this session.

0 · REPORT & PROPERTY DETAILS

COVER PAGE INPUTS

1 · EQUIPMENT & PROJECT SCOPE

FURST400 HYPERX / FURSTLINK ONLY
Only Furst400 HyperX and FurstLink are modeled, per Furst Charge's standard equipment line. All pricing below is planning-level, matching the itemized structure Furst Charge uses in its underwriting studies (equipment + 7-yr extended warranty, installation, additional connection devices, launch/commissioning/SLA, shipping, programming/monitoring/consulting, security cameras, site construction & hardening, plus tax). Confirm final figures with Furst Charge before issuing a binding quote.

2 · UTILITY, DEMAND CHARGE & REVENUE ASSUMPTIONS

Defaults reproduce Furst Charge's standard conservative modeling approach: full demand charges applied from Year 1 with no utility demand-charge holiday assumed, held flat across the 10-year window; fixed opex (basic service, O&M, insurance, SLA management) grows 3%/yr. Adjust any field to match the subject utility's confirmed tariff (e.g., SCE Rule 29 / TOU-EV-8-9 demand-charge holiday, Georgia Power TOU-EVC-2 + Charge-It, or another utility's schedule).
Models a rate like SCE's TOU-EV-8/9 or Georgia Power's TOU-EVC-2 without requiring session-by-session time simulation: blends on-peak and off-peak energy cost by the share of energy you expect delivered during on-peak hours. Leave "flat blended rate" selected to keep using the single Blended Energy Cost field above.
Only California (CARB LCFS), Oregon, and Washington currently run programs like this. Credit prices are volatile and market-driven — the default is illustrative only. Confirm the current credit price and your eligibility (dispensed-fuel credits, and separately capacity-based crediting in California) before including this revenue in a lender-facing proforma.
Models a rate design like SCE's TOU-EV-8/9: new qualifying accounts get a demand-charge holiday for the holiday length, then demand charges phase in linearly over the phase-in length, settling at the final % of the standard rate (SCE's own design settles ~40% below standard, i.e. 60%). Because this report always projects 10 years, a phase-in longer than (10 − holiday years) will only be partially reflected in Year 10 — that's expected and matches how the underlying rate design actually unfolds past the report window. Confirm current enrollment eligibility and terms directly with the utility before relying on this.

CALIFORNIA CALeVIP CALCULATOR

CA SITES ONLY
CALeVIP (California's Fast Charge California Project) funds DC fast charging per port, tiered by guaranteed output. This calculator only applies to California sites — select California in Section 1's state field to activate it.
Don't guess the reference figure — look up the actual HUD-based Area Median Income (AMI) for this site's county/MSA at the Fannie Mae AMI Lookup Tool → and enter it above for a more defensible DAC/LIC read.
CALeVIP funding windows, per-port caps, and DAC/LIC bonus terms change by window and region (SCIP, Inland Counties, and others each run separately). This is an illustrative planning calculator only — confirm current window status, exact per-port cap, and DAC/LIC bonus terms at calevip.org before applying or presenting a figure to a lender.

CPO OPERATING EXPENSE REFERENCE

PLANNING RANGES — CONFIRM WITH VENDORS
The National Guide is a funding/incentive pathway reference — it doesn't list operating expenses. Below is the standard category checklist Furst Charge uses to size a CPO's ongoing cost stack, with typical 2026 planning ranges. Use it to sanity-check the "Other Fixed Opex" figure in Section 2 above; actual figures vary by network provider, site, and contract.
Expense categoryTypical rangeNotes
Network/software subscription$10–$50/port/monthBilling, uptime monitoring, OCPP backend, driver app — varies widely by provider and tier
Cellular/data connectivity$20–$50/unit/monthLTE modem plan for remote diagnostics and OCPP comms where no wired LAN is available
Payment processing2.5%–3.5% of card revenueStandard card-present processing rate; some networks bundle this into the software fee
Preventive maintenance / service contract$1,500–$6,000/unit/yearScheduled inspections, cable/connector wear items, firmware updates
Unscheduled repair / truck rolls$500–$3,000+ per incidentBudget a reserve; frequency depends on equipment quality and site conditions
Extended warranty (beyond OEM base term)1%–3% of equipment cost/yearFurst400/FurstLink ship with a 7-yr SLA baked into the quote — confirm what's already covered before adding more
Insurance (general liability + equipment)$500–$2,500/unit/yearVaries by state, site type, and whether the CPO or host carries the policy
Utility basic service / meter charge$50–$200/month per accountFixed monthly charge independent of usage — separate from demand and energy charges
Demand charges$4–$40/kW/monthHighly utility- and tariff-dependent; modeled explicitly in Section 2 above
Site lease / host revenue share0%–20% of gross revenue, or flat monthlyNegotiated with the property owner — see Section 4 revenue-share structures
Site upkeep (landscaping, snow removal, striping)$500–$2,500/site/yearOften a host responsibility, but confirm in the site agreement
Vandalism/theft reserve$200–$1,000/unit/yearCable theft in particular has risen at unattended sites
Customer support$5–$15/port/monthOften bundled into the network/software fee; break out if self-operated
Compliance/reporting (NEVI, CALeVIP, ADA)Variable, project-specificApplies only to grant-funded or public-ROW sites with reporting obligations
Figures above are general 2026 industry planning ranges, not Furst Charge quotes or guarantees. They exist to help you build a defensible "Other Fixed Opex" number in Section 2 — confirm current pricing with your network provider, insurer, and utility before finalizing a proforma.

3 · FINANCING

4 · REVENUE-SHARE SPLIT INPUTS

Structure A (80% Owner / 20% Furst Charge — owner-funded) and Structure B (80% Furst Charge / 20% Owner — Furst Charge-funded) stay fixed at Furst Charge's standard 80/20 split. Structures C and D are negotiated per deal — enter the split you're proposing; the remaining share is calculated automatically. These percentages are illustrative planning inputs only, not an offer or binding term.

5 · FURST L2 — MULTIFAMILY / WORKPLACE CHARGING (OPTIONAL)

L2 SPEC SHEET NOT YET PROVIDED
Furst Charge's National Guide leads with Furst L2 40/60/100 for multifamily, workplace, hospitality, and municipal sites — a different use case than the DCFC modeled above (long dwell time, lower power, per-kWh or flat monthly pricing rather than corridor throughput). No confirmed Furst L2 spec sheet or pricing has been provided to this tool, so the figures below are generic 2026 commercial L2 planning estimates. Replace with confirmed Furst L2 pricing before quoting a customer.
L2 sites carry far less demand-charge risk than DCFC (7–24kW vs. 300–1,200kW combined load), so no demand charge is modeled here. Tax and site-construction line items are simplified relative to the DCFC quote above — treat this as a planning-level sketch, not an itemized quote.

6 · TERMS & CONDITIONS

Cancellation: all sales are non-cancellable and non-returnable without prior written consent. Intellectual property of all equipment remains with Furst Charge, Inc. These terms are planning-level defaults matching Furst Charge's standard quote language — edit any field to match the actual deal, and confirm final terms in a signed agreement before relying on this document commercially.
